Scarsdale, located in the central part of Westchester County, is both a Town and Village. The Village of Scarsdale comprises an area of approximately 6.5 square miles. It is overwhelmingly residential, consisting almost exclusively of single-family, detached homes. Of the Village's total land area, 97 percent has been zoned for such use since 1922.
Approximately 24.3 percent of the total Village area (about 4,300 acres) is controlled open space in the form of parks and parkways owned by Westchester County, various private institutions, the Village, and the school district. The Village owns a total of 229 acres of land; approximately 167 acres are parklands, of which 65 acres are used for active recreation, and 102 acres are left for open space and conservation.
Scarsdale, due to its uniquely residential character, excellent schools and proximity to New York City, is one of the most expensive real estate markets in the country. As of November 15, 2006 - there were 199 real estate listings in the Westchester/Putnam MLS for Scarsdale, ranging in asking price from $535,000 for a 4 bedroom, 2 bath home on .1 acre to $6,750,000 for a 7 bedroom, 3.5 bath home on 2 acres.
History
Scarsdale has the distinction of being the last manor granted in the British Empire. Scarsdale legally became a town by the law on March 7, 1788. During the Revolutionary War, Scarsdale was heavily trodden by both armies. In 1915, Scarsdale Village was legally established with the same boundaries as the Town, an arrangement unique in New York State at the time. In 1920 when the population had reached about 3,500, the Village purchased twenty-five acres of land and a planning commission was appointed for the purpose of keeping Scarsdale's unique, distinguished character. In 1922, threatened by an invasion of manufacturing, the Village passed a zoning ordinance which was intended to keep Scarsdale a Village largely of one-family houses. Twice during the decade other parks were added, supplementing the admirable county parkland on its eastern and western borders.
Public Schools
Scarsdale student achievement is typically among the very strongest in region, state and nation. Such measures reflect the quality of teaching and learning in the Scarsdale public school system. Each of the five elementary schools provides an education whose aim is to promote achievement and intellectual challenge, but within a clearly child-centered environment. The Middle School of 1,100 students has long recognized the special character of pre-adolescent youngsters by providing a strong preparation in smaller communities or "houses" that promote close relationships and learning. The High School, with approximately 1,300 students, is known nationally and internationally for its independent, self-motivated students and faculty.
Recreation & Culture
The Village of Scarsdale offers it residents many recreational facilities including a four complex pool, 25 tennis courts, five major playing fields, ten neighborhood parks and the Weinberg Nature Center. Saxon Woods County Park features an outdoor pool, hiking trails and a picnic area spread across 500 lush acres. More than 300 sports teams are sponsored and supervised by the Scarsdale Recreation Department. In addition, there are a public golf course and two private golf clubs within the village.
