Today, many sellers' agencies will claim they can also be 'buyer's agents', 'buyer's brokers', 'buyer's reps', or even an 'exclusive buyer's agent.'
Currently, there are only about 4,000 true exclusive buyer's agents- approximately 800 companies- in the United States out of 1.2 million traditional seller agents nationwide. Exclusive buyer's agency representation existed in the U.S. since the early 1980's, but the concept of true agency representation is hundreds of years old under Common Law with the premise "You Can Serve Only One Master." Dual agency attempts to represent two masters in the same transaction. This practice enables the listing company to collect a full commission- double the money- while claiming to "represent" both the seller and buyer at the same time as principals/clients on an 'in-house' listed property.
Gary has extensive real estate credentials. He is a Licensed Real Estate Broker, New York State Certified Residential Real Estate Appraiser (#45000000735), Certified Buyer's Agent (CBA), Accredited Buyer Representative (ABR), Certified Buyer Representative (CBR), Certified Real Estate Appraiser (CREA), and senior member and a past president of the Westchester County Society of Real Estate Appraisers (MAS). He was president of Herbst Appraisal Company, Inc. which he founded in 1981, a prominent real estate appraisal company based in Tarrytown, NY specializing in residential valuation. Herbst has appraised over 10,000 properties in Westchester-Putnam Counties and beyond, and is qualified as an expert witness in U.S. Federal Court (Southern New York District), and New York State Supreme Court.
Gary holds a Bachelor of Science degree in Real Estate from Quinnipiac College in Hamden, CT. Buyer's Edge Realty is very proud to be the only real estate company in Westchester County to qualify for membership with the National Association of Exclusive Buyer's Agents (NAEBA). Membership in NAEBA is only available to true exclusive buyer's agencies- companies which do not list property for sale, dedicated to fully representing the interests of home buyers.
